You are probably thinking that with the downturn in the economy home prices will go down and you will buy into the market more cheaply. That is true! However any time is a good time to buy a home.</p>
<p>Why? In the long haul (and in real estate when the property is the home you live in we are always talking about the long haul) real estate values go up. You are worried however that if you buy just a little too early that you may pay a few thousand dollars more than you really had too. It is amazing that on a purchase often of 3 or 4 hundred thousand dollars people will always worry if they got the really, really best, &#8220;I squeezed that vendor for everything he would give&#8221;, best price. Does it matter? Let&#8217;s think about that. Usually, every thousand dollars that you spent on the purchase of your home cost you $6 per month. So if you purchased a home at $300,000 your monthly payment might be in the $1800 per month range. Now suppose you had squeezed that vendor for another $2000 off ie $298,000 you would be paying $1788. You might have risked getting the home for $12 per month. How&#8217;s that for macho &#8211; and believe me, women squeeze just as hard as men.</p>
<p><span id="more-304"></span>Assuming that you are buying a home and not an investment, and assuming that you will live in that home for 10 years or more, the price you paid will not have as big a bearing on what you make at the end of the time as you think. A home is simply not going to make you anything until you either die and don&#8217;t need anywhere to live, or retire and downsize thereby taking out some of your equity or move to a seniors home and free up all equity (and even then you are going to be paying some major rent)</p>
<p>So as you can see, you only realize your equity portion of home ownership of PEI once you no longer need a home or as much of a home. Homes do not statistically perform as an investment as well as stocks and bonds, but the attraction of a home is that you get the added advantage of a place to live.</p>
<p>So property purchase is highly recommended to those younger people who can look at it as a way to save and have a place to live. The proceeds from the house sale may in the future pay off the mortgage and provide a nice nest egg that will have largely escaped erosion by inflation.</p>
<p>Let&#8217;s say you have been unfortunate enough to buy on the spike though and your home has reduced in value to the point that the amount of your mortgage exceeds the amount the home is worth. If you do not have to sell out due to marriage breakup or job loss and can continue to pay your mortgage, you may be a little upset, but realize that the value will rebound and that negative equity is temporary.</p>
<p>The reason that you can count on property to rebound in price is because there simply isn&#8217;t enough of it. PEI real estate is a prime example where the water-frontage will continue to be bought up, sold and re-bought at ever increasing price as the waterfront on the rest of the eastern seaboard has already been bought, sold developed and resold so many times that the prices are huge.</p>
<p>In addition to getting an eventual return on your property investment you might also consider buying versus renting as when you own your own property you can better control how you live, how you decorate, etc. So anytime is a good time to get into the property market &#8211; if times are tougher as they are now, well it could be a very good time for you to secure your own piece of PEI real estate.</p>

			<content:encoded><![CDATA[<p>Andratx has always been regarded as one of Mallorca&#8217;s &#8220;property hotspots&#8221; and a favourite destination for the rich and famous. During the boom years the Port of Andratx became a hive of construction activity as every conceivable peice of the rocky coastline was snapped up to build ever higher priced villas and apartments. While in most cases the build quality was high, corruption scandals emerged and black clouds were cast over the market even before the economic downturn threw everything into reverse.</p>
<p>So what is the legacy for the Andratx property market and what are the prospects during the downturn and for when growth returns? First and foremost despite the almost totally uncontrolled development activity since the turn of the century and, at the very least, &#8220;suspect quality&#8221; of the general environment created by this boom, Andratx and particularly the Puerto Andratx coast has maintained its allure for property buyers seeking top quality villas with spectacular sea views.</p>
<p><span id="more-262"></span>The downside is that vast areas have failing infrastructure (roads, water and foul drainage in particular), and the general environment has suffered much to the consternation of local and international environmental groups including Green Peace. The result is that virtually all new development has now been banned until the infrastructure has been introduced and fully adopted by the Town Hall. Furthermore a new and updated Development Plan is being introduced in conjunction with the Consell de Mallorca (Mallorca Council).</p>
<p>The positive &#8220;spin&#8221; to this story of failing management of construction activity is that this now appears to be in the past and a programme of improvements is underway that should see the main problems addressed within 3 or 4 years. Of course we need to add to these woes the &#8220;insult&#8221;of the economic downturn and the impact this is having on the owners of Andratx real estate assets, in terms of values and prices. For many Andratx remains a solid long term bet as an &#8220;investment location&#8221; within Mallorca and only recently was identified by the Financial Times (in an article of the top 10 worldwide real estate locations &#8211; Mallorca came 5th) as one of the best areas along with Old Town Palma, Deia and Soller and the exclusive urbanisation of Formentor in North Mallorca.</p>
<p>The feeling is that the key attraction of the area &#8211; high quality properties with sea views and good quality amenities in the Port and Old Town, will ensure that the shine will return to the market as and when the wider market and economy recovers and the infrastructure improvements are completed. For the moment however values are under pressure and the area contains some classic examples of grossly overpriced properties and divergence between asking prices and underlying value. With owners clearly aware that all buyers will seek to negotiate discounts there appears a philosophy that the best way to &#8220;manage&#8221; this threat is by either leaving asking prices unchanged, so there can be a wide range of movement when it comes to negotiations with purchasers or, extraordinarily, setting asking prices artificially high so that it appears that buyers are achieving good discounts, and a &#8220;bargain&#8221;, when huge discounts are eventually agreed.</p>
<p>That said some major sales have been achieved since the start of the new year demonstrating that if real value can be demonstrated buyers will part with their money in an area viewed as a &#8220;safe long term bet&#8221;. The key is in the assessment of value and the characteristics of the individual property &#8211; quality and location are paramount. So along with &#8220;location, location, location&#8221; comes &#8220;market research, market research, market research&#8221;!</p>
<p>Like in all areas buying opportunities are emerging but these need to be carefully examined and often only reveal themselves at the time when serious negotiations get underway and an &#8220;agreed price&#8221; emerges.</p>

<p>Despite the challenging housing market and house prices falling in the majority of cases, research conducted by Investec Specialist Private Bank has found that there has been an increase in the number of luxury properties (over 1m) sold. Furthermore many Irish property owners are selling off their London properties to foreign investors and this month also sees the sale of Britain&#8217;s most expensive home. This certainly paints a different picture to the rest of the property market which is still suffering &#8211; as shown by figures released by LSL Property Services that revealed that house prices were at their lowest for 18 months.</p>
<p>Have sales increased in the luxury property market?</p>
<p>Yes, research suggests that there were over 20,000 houses on the market for more than 1m in the last three months, which is an 8% increase from the first quarter of 2011. London holds the bulk of top-end properties being sold, as it accounts for almost half. Other areas that have also seen a clustering of high price tags includes home counties Kent, Hampshire, Surrey and Hertfordshire: these all saw an increase in the number of million-plus properties being sold in the last quarter.</p>
<p>Why is there such a variation within the British housing market?</p>
<p>It seems odd that while average house prices are decreasing, sales of luxury homes are on the increase. A spokesperson from Investec Specialist Private Bank suggests that this divergence is due to the difficulty in getting a mortgage, the tough borrowing market affects the average homeowner but may not affect a luxury buyer. In particular demand in London&#8217;s housing market is being driven by foreign investment. For example many of the assets being sold by D2 Private, an Irish property fund, are being snapped up by foreign investors taking advantage of firms that are being forced to sell off properties in order to pay debts owed to Ireland&#8217;s struggling banks.</p>

<p>What is Britain&#8217;s most expensive residential property?</p>
<p>Also adding to the contradictory British property picture was the sale this month of Britain&#8217;s most expensive home, Park Place. The 300-year-old building near Henley-on-Thames was sold for a staggering 140m to a Russian buyer; the property includes 200 acres of land, listed monuments, stables and a boat house. This is the second record-breaking property of the year, just beating the 136m sale of One Hyde Park in Knightsbridge a few months ago. This sale shows, according to experts, that the luxury property market is still doing well despite the economic climate.</p>
<p>The foreign investment in the UK housing market, even if it is just the luxury market, is some indication of what our prime pieces of property are worth &#8211; even if the majority of Britons aren&#8217;t in a position to take advantage of the gems we have on our doorstep. While many of us are struggling to repay our mortgage or make our first property purchase, the luxury property market is showing strong signs of growth. We can only hope that the wealth, and the economic surety it suggests, will begin to trickle down to the wider property market in Britain.</p>
