Renting basement areas out is a great way for owners and landlords to make storage space usable with a simple basement-refinishing project. With the rise of these &#8220;basement conversion&#8221; apartments, cities and towns are now enforcing laws regarding habitable space, and basement-waterproofing companies are urging them to listen.</p>
<p>An apartment in an exciting urban area is great to have, but if the apartment you&#8217;re buying was constructed prematurely and not brought up to code, your apartment can be a very unsafe place for you and your family.</p>
<p>When you have your basement inspected before finishing make sure that you have enough head height to accommodate refinishing in the first place. A full head height basement ranges (by state) between 7&#8242;-9&#8242;. If you install a drop ceiling or a rigid board ceiling, your &#8220;after head height&#8221; has to allow for access to pipes and still allow for a person to stand with no obstructions. Each town has different ordinances so check with your local building inspectors before starting construction.</p>
<p><span id="more-238"></span>Egress windows are required by law in many states to be installed if the basement is going to be used as a living area. Seeing as the goal of the homeowner is to have another person living down there, this should be the first project to be tackled. This window will give a second emergency exit in order to escape the building encase of a flood or of a fire. They must be large enough for a grown man to climb out of, and it must have direct access to a paved area or yard. Not only is this a mandatory safety feature but also it&#8217;s also nice to allow natural light into a basement.</p>
<p>Mandate a full basement moisture control system in your basement. By doing this you can avoid leaks, musty, moldy conditions and control the amount of moisture present in the space. Many renters are turned off by odors, mold, and some with medical conditions will skip out on your space if it&#8217;s not properly pre-conditioned before you finish.</p>
<p>A basement waterproofing or moisture control system will fit neatly behind your finished walls, protecting the studs, the walls and most importantly the insulation. There&#8217;s nothing worse then spending thousands of dollars for a basement-finishing project that goes bust after a flood or a tiny leak. As the homeowner your money is precious, and as a renter your health is important. By combining the protective qualities of a moisture control system with the enhancing and usable space options of a basement finishing design, not only can you make the space healthy, but you can also increase your usable space and help it to be the perfect living area for a new family.</p>

<p>Finding a renter in Boise is easier than you think. Many property owners try to do their own management and I do not recommend that. From my own personal experience, each time I have directly managed a property that I owned, I was taken advantage of by the tenants. A good property manager does several things to protect the property owner from being taken advantage of, and is something you should consider for the following reasons.</p>
<p>A good property manager will screen prospective renters and filter them according to rent history, background history and credit score. Keep in mind that each of those reports will cost money but may be worth it when placing someone in a real estate investment you own. The reason that the property manager will look into the rent history of the renter is to establish a consistent record of payment of rent, and maintaining the property. If a renter doesn&#8217;t maintain the lawn or keep the house up as they should, that is important information for a property owner to have. The background history of an applicant is important because if they have a history of vandalism or some kinds of violent crime, the property owner has the right to decline their application. The credit score comes into play just as a character validation. If the applicant has the history of keeping up their bills their credit report will indicate that.</p>
<p><span id="more-245"></span>A good property manager will may also prevent the homeowner from getting sued. There are many laws surrounding rental rights and they range from race discrimination all the way to not accommodating the handicapped. lawsuits generally arise from a lack of communication by either party and property managers are bound to keep up on the laws and regulations in that industry. As a property own, you may not like the fact that the person works as a bouncer at a strip club, but the law says you cannot discriminate based on their source of employment, as long as it is regular.</p>
<p>Property manager&#8217;s also have significant experience in dealing with renters and may know how to negotiate the property owner out of a tight situation. An example of this, in one of my rentals I had mold develop within the walls. The renters found out about it and immediately started going to the hospital and requested that I pay their medical bills. My property manager contacted them and said that since they had not paid their rent, they should take this months rent and find a safer place to live. This allowed me to have my rental vacated, so I could do the repairs, without putting my renters in an unhealthy situation. As a property owner I may have never considered this option and simply paid the hospital bills without reaching a point of resolution before it was too late.</p>
<p>Property managers essentially function as a protective layer between the property owner and the renter. If the renter can get directly to you, the potential to manipulate you increases tremendously. With the property manager as a buffer, none of the excuses and traumatic events get to anyone who will bow under the pressure. It may sound heartless, but they really can save your bacon, as well as your wallet.</p>

			<content:encoded><![CDATA[<p>Did you know that to rent a 4&#8242; x 6&#8242; floor mat costs about $5.00 per week or about $260.00 annually. Most floor mat rental companies require a three year contract to lease their mats. Under this scenario the cost over a three year contract can be well over $700.00. The unfortunate fact is that most companies that lease or rent their floor mats use more than one mat, so the financial impact is usually much greater. Add the following fees and the real expense for floor mats starts to snowball:<br />
- Bogus &#8220;delivery fees&#8221; (Seriously, if I pick the mat up will these be waived?)<br />
- Cleaning charges (If they don&#8217;t clean the floor mats, will these also be waived? What am I paying for?)<br />
- Fuel surcharges (Again, will these charges be waived if I decline delivery and cleaning?)<br />
- Environmental Charges (What&#8217;s this for &#8211; global warming?)</p>
<p>When faced with the option of either purchasing or renting your floor mats the following question is often posed, &#8220;Who will clean the mats if I purchase them?&#8221; I would hazard a guess that regardless of whether one buys his entrance mats outright or chooses to enlist the services of a mat rental company, that the end user will still be tasked with periodically cleaning the mats.</p>
<p><span id="more-243"></span>To illustrate this point, consider that floor mat rental companies generally schedule their mat pick-ups once per week, every other week or on a monthly basis. During the span of time between mat pick-ups, the customer will often pay a contract cleaner or employee to clean the office spaces. The floor mats will normally be vacuumed when ever the cleaning takes place. This is an added expense of the floor mats that is often overlooked. Even if it only takes 30 minutes per week (6 minutes per day) to vacuum the floor mats, a worker paid $10.00 per hour would spend 26 hours or cost approximately $260.00 annually in hard dollars. It is true that this labor expense will be incurred regardless of whether the mats in place are rented or purchased outright. The point of this exercise is to eradicate the false premise of the question that no one will clean the floor mats if they are purchased. Truth be told, if the floor mats are being rented, the end user company is &#8220;paying twice&#8221; to clean the mats. The companies who purchase their floor mats only incur a single cleaning expense.</p>
<p>There are many other issues that a customer is often &#8220;forced&#8221; to accept when he decides to rent his entrance mats. For instance, most mat rental companies only offer a limited selection of floor mat sizes. As a result, the customer is often left with the decision of picking a door mat size that does not suit the aesthetic or functional requirements of his building. For instance, if a Class A building entrance requires a 9&#8242; x 11&#8242; sized entrance mat to properly safeguard against slip and falls, or to meet certain maintenance or aesthetic parameters, you will be hard-pressed to find a mat rental company that will &#8220;rent&#8221; this size of a floor mat. They will, however, offer to rent several 4&#8242; x 10&#8242; or 4&#8242; x 8&#8242; mats that can be placed next to each other to achieve the same or near same floor mat coverage for the area. The problem is that the size of each floor mat can deviate as much as 5% during the manufacturing process. What this means is that 3 each 4&#8242; x 10&#8242; sized mats placed side by side will no doubt be of different actual sizes. This eliminates any semblance of uniformity not to mention the increased tripping hazard should one mat move on top of another mat (Lawsuits are another hidden expense of choosing the wrong matting system). I ask you, &#8220;How many times have you entered a building and traversed across 3 or 4 mats placed end to end to cover a desired area?&#8221; Not a pretty sight. Not a great first impression &#8211; especially to someone looking to lease some space. Missed revenues or lower lease rates due to a poor first impression is yet another hidden cost to a poor choice in floor matting. Expect and demand more.</p>
<p>Another issue that is often faced when one rents floor mats is the limitation in the matting colors that are available. Mat rental companies offer a limited selection of &#8220;stock&#8221; colors. These stock colors are usually Black, Brown, Red/Black and Gray. Other colors are available, however, there is usually an additional charge for getting the color that you want if it is not a stock color. The reason that mat rental companies offer stock colors is so that they will require less of an inventory to service their entire customer base. This &#8220;common stocking&#8221; approach means that the mat picked up from one customer on a Monday can be cleaned and delivered to another customer on Tuesday and that mat can be cleaned and delivered on Wednesday and so on. This increased revenue is great for the mat rental company, but the increased launderings have a deleterious effect on the overall quality of the floor mat over time. The effects of accelerated launderings can cause the mat edges to ripple over time and also to cause the colors of the floor mat to fade or &#8220;wash-out&#8221;. Who knows where the mat you are renting today was yesterday &#8211; perhaps a restroom, convenience store drink station, auto shop, etc. As a result, the mats used in a mat rental program will never be as nice as the first day they were put into service. The customer often finds that while the charge for mat service always seems to stay constant, the quality of the delivered product does not. Expect more and demand more.</p>
<p>The fact of the matter is that certain types of companies still need to rent their floor mats. Companies that must contend with petroleums, oils and lubricants like an automobile service station need to rent their floor mats. Companies that are faced with dirt and grimes that involve food or greases like restaurants can often be better served with a mat rental program. Floor mats subjected to these types of dirt require special cleaning. The majority of company types, however, do not have to deal with this type of dirt. They must merely safeguard against the garden variety types of dirt from landscaping materials, cigarette ashes and parking lots that tend to get tracked into their buildings.</p>
<p>That said, there are hundreds of floor mats available today that will do a better job at stopping dirt at the door. Each matting manufacturer strives to make a floor matting product or products that will accomplish a specific objective (i.e., scrape, scrape and absorb, absorb, meet certain colors or sizes, etc.) The mats used in a rental program are primarily designed to be easy for the mat company to launder. These types of floor mats are also absorbent. However, rental floor mats just don&#8217;t do a great job at trapping dirt. Consider that once that dirt gets into the building, it is incumbent upon the building maintenance staff to get it out of the building. That costs hard dollars. It makes better sense from a fiscal and a floor matting perspective to outfit the entrance area (where almost all of the dirt enters a building) with the most appropriate type of floor mat. Then, maintenance efforts can be focused on a concentrated area &#8211; the floor mat &#8211; rather than trying to track the dirt down from throughout the building.</p>
<p>The most appropriate type of floor matting system may include a scraper mat on the outside, a scrape and absorb type of matting in the vestibule area and a more absorbent type of matting on the inside. It normally takes about 18 lineal feet to knock off about 75% of the soils and moisture off of the feet of people entering a building. Why not raise the bar for your building and demand functionality, aesthetics and cost savings as well.</p>
<p>When one considers the &#8220;hard dollars&#8221; associated with renting floor mats along with the more obscure costs of additional maintenance costs for using the wrong type of matting, along with the loss in curb appeal from using rental mats, the financial impact of renting floor mats can be devastating. A company renting 5 mats at $5.00 per mat per week will spend nearly $4,000.00 over a three year period. Purchasing the same mats (which by the way will last at least 3 years and closer to 6 years) will cost in the neighborhood of about $700.00. You could literally pocket over $3,000 in savings OR buy a new set of mats every 6 months OR better yet, choose to invest in a better matting program altogether. Most companies can get greater coverage and a better matting system for $4,000.00.</p>
<p>During these financially challenging times, it may be time to stop flushing your maintenance dollars away.</p>

Yet when it comes to tenant selection it is a few questions and a &#8220;how fast can I get a tenant&#8221; approach. I&#8217;m in the business of minimizing vacancy so I recognize and understand the mentality.</p>
<p>Most don&#8217;t realize tenant selection and screening as a skill or art. By making the right selection initially it can make everything that happens from that point forward much easier to deal with. Most problems with the tenant actually began prior to giving them the keys because they handle the presentation and viewing wrong.<br />
You must first eliminate and then investigate. With the initial phone call don&#8217;t just jump the gun on getting them inside the property. Ask questions based on needs, desires and direction. Identify the motivation for moving, selection of property and area. So unless they lie on the phone or leave &#8220;something&#8221; out, you can attempt to eliminate and then investigate. During the initial elimination period you can ask questions [with the proper approach] about income, credit, evictions and convictions.</p>
<p><span id="more-241"></span>Be prepared to say NO. Be prepared to stick to the parameters set to qualify and disqualify. Be prepared to let the &#8220;cash in hand&#8221; walk away if it is not a right fit. I have always practiced the belief that the cost of vacancy will be dwarfed by the cost of bad tenancy. Be willing to take the time to do the diligence to thoroughly investigate the candidate(s). Take nothing for granted or at &#8220;face value&#8221;. Remember that the mindset [perception] of this tenancy is viewed differently from tenant to landlord.</p>

<p>Despite the challenging housing market and house prices falling in the majority of cases, research conducted by Investec Specialist Private Bank has found that there has been an increase in the number of luxury properties (over 1m) sold. Furthermore many Irish property owners are selling off their London properties to foreign investors and this month also sees the sale of Britain&#8217;s most expensive home. This certainly paints a different picture to the rest of the property market which is still suffering &#8211; as shown by figures released by LSL Property Services that revealed that house prices were at their lowest for 18 months.</p>
<p>Have sales increased in the luxury property market?</p>
<p>Yes, research suggests that there were over 20,000 houses on the market for more than 1m in the last three months, which is an 8% increase from the first quarter of 2011. London holds the bulk of top-end properties being sold, as it accounts for almost half. Other areas that have also seen a clustering of high price tags includes home counties Kent, Hampshire, Surrey and Hertfordshire: these all saw an increase in the number of million-plus properties being sold in the last quarter.</p>
<p>Why is there such a variation within the British housing market?</p>
<p>It seems odd that while average house prices are decreasing, sales of luxury homes are on the increase. A spokesperson from Investec Specialist Private Bank suggests that this divergence is due to the difficulty in getting a mortgage, the tough borrowing market affects the average homeowner but may not affect a luxury buyer. In particular demand in London&#8217;s housing market is being driven by foreign investment. For example many of the assets being sold by D2 Private, an Irish property fund, are being snapped up by foreign investors taking advantage of firms that are being forced to sell off properties in order to pay debts owed to Ireland&#8217;s struggling banks.</p>

<p>What is Britain&#8217;s most expensive residential property?</p>
<p>Also adding to the contradictory British property picture was the sale this month of Britain&#8217;s most expensive home, Park Place. The 300-year-old building near Henley-on-Thames was sold for a staggering 140m to a Russian buyer; the property includes 200 acres of land, listed monuments, stables and a boat house. This is the second record-breaking property of the year, just beating the 136m sale of One Hyde Park in Knightsbridge a few months ago. This sale shows, according to experts, that the luxury property market is still doing well despite the economic climate.</p>
<p>The foreign investment in the UK housing market, even if it is just the luxury market, is some indication of what our prime pieces of property are worth &#8211; even if the majority of Britons aren&#8217;t in a position to take advantage of the gems we have on our doorstep. While many of us are struggling to repay our mortgage or make our first property purchase, the luxury property market is showing strong signs of growth. We can only hope that the wealth, and the economic surety it suggests, will begin to trickle down to the wider property market in Britain.</p>
