			<content:encoded><![CDATA[<p>Selling your own home can be challenging, especially in today&#8217;s over-saturated real estate marketplace. However, with a few FSBO tips on how to present your home to the best of its ability, you can overcome some obstacles and beat out your competition! If you are getting showings and foot traffic through your home, it&#8217;s a great indicator that you have set the price and marketed the home properly &#8211; now you need to ensure your home shows well &#8211; after all, these are very interest leads and you don&#8217;t want the small things getting in the way of a possible offer!</p>
<p>Your objective here is to make your home as attractive as possible &#8211; preferably before any traffic arrives. The following techniques are proven methods that I have recommended to sellers over the last few years. These ideas will leave a positive impression with people coming through your home. While representing buyers I have noticed that these are the main reasons for them to become uninterested in a property. So take this seriously!</p>
<p>Make sure your home is clean &#8211; ultra clean. Hire a maid service if need be. Wash and wax flooring, clean the carpets, wash the windows and blinds (if applicable), make sure the lighting fixtures are clean, and do a dusting once-over. You want to eliminate all odors as well, if possible.</p>
<p><span id="more-346"></span>Clean and eliminate clutter in the kitchen and baths. Organize shelves and drawers, especially in the kitchen! Yes, people tend to look inside your cabinets and drawers for two reasons. They tend to be nosy, but ultimately they want to make sure everything is in working order. So be sure to remember to tighten the hardware or get it replaced if it looks old and beat up.</p>
<p>Remember to sanitize everything &#8211; especially the refrigerator. Make sure this is organized as well! For whatever reason potential buyers always look to see what is for dinner, so make sure your fridge is clean and well-kept. I bet you never would have guessed that cleaning your fridge would be one of the important FSBO tips covered in this article!</p>
<p>The kitchen and bathrooms are the most important area of the home and you want to make sure they are looking and smelling their best!</p>
<p>Make sure the beds are made in all the bedrooms. Closets should be de-cluttered and organized. A neatly kept closet makes it look larger to the naked eye, so be sure there is no dirty clothes on the floor.</p>
<p>As far as furniture is concerned &#8211; less is actually more. Less furniture makes any room look larger, but don&#8217;t go too far out of your way to get rid of items that you like or need. Think of rearranging furniture only if it makes sense. If by rearranging the room it becomes a bit more &#8216;neutral&#8217; or appears larger, you may want to keep it this way while your home is on the market.</p>
<p>Make sure that all of the little repairs that you may have been putting off for so long are complete. This may not be the first priority on your to-do list, but even the smallest things make a buyer question the value &#8211; so you want to make sure home is as maintenance-free as possible before traffic comes through.</p>
<p>Worst-case scenario, hire a handy man for $8/hour. This will go a long way if your home is in tip-top condition as buyers are less likely to &#8216;nickel and dime&#8217; you when it comes time to write you an offer.</p>
<p>Make sure to keep lights on in darker rooms that do not have too much natural light. Also be sure to open blinds and get as much lighting as you can &#8211; even in the bedrooms. This is usually not usually one of the more popular FSBO tips out there today &#8211; but it makes a big difference. A brightly lit home &#8211; especially a brightly lit bedroom &#8211; will make it appear larger than it really is.</p>
<p>If you have pets, don&#8217;t introduce them to potential buyers. Keep your pet in a crate while the showing is taking place and locate the crate in a non-threatening area of your home.</p>
<p>Lastly, make sure the garage is kept clean and organized. Get rid of clutter here as well. Clean off the floors as best as possible, and always keep the lights on in the garage during the showings. A garage that smells somewhat decent (not like oil or exhaust) will be viewed as part of the home instead of simply a place, attached or detached, to put cars.</p>
<p>This is a great start to making your home show really well! Every home is different, and most sellers know what needs to still be done or be fixed prior to having multiple interested parties come through. These FSBO tips will go a long way if followed closely &#8211; and feel free to add to this as appropriate. The more you do to make your home look and feel warm, cozy, and comfortable during the showings, the better chance you have at getting a quick offer. Many times these small details are simply overlooked &#8211; but don&#8217;t let this happen to you. Make it easy for a potential buyer to picture their life in your home!</p>

However, usually it is simply because they are trying to save the expense of hiring a real estate agent. Ideally, this means that homes sold by owner should even be less expensive than others, making them more desirable. The price of a FSBO home is often at least 5% cheaper than a comparable one listed by an agent.</p>
<p>Finding homes, which are for sale by owner, is not always the easiest thing to do. It requires a little extra work because you simply cannot call up an agent and give her the specifications of what you are looking for. By putting the following tips to work, you will be well on your way to finding great FSBO home sales in the area you want.</p>
<p>1. Check out websites that feature free classified ads like Craiglist.org and other local real estate web sites that offer low cost for sale ads. Even eBay has a section for real estate that is worth investigating.</p>
<p><span id="more-344"></span>2. Check out specialized websites that offer just by owner ads. More of these are starting up and usually have an option to search by city or even zip code, to tailor your search.</p>
<p>3. Get the local newspaper daily, but especially on Sunday when there are bigger featured real estate sections, and check it thoroughly for the by owner ads.</p>
<p>4. Drive slowly through the areas and neighborhoods you would like to buy in and take notes on homes with a for sale sign that does not have a real estate broker&#8217;s information on it. It may or may not say for sale by owner.</p>
<p>5. Check local real estate publications. Often there are free real estate magazines available in grocery stores, libraries and other public places. While a majority of ads will be for real estate agent listings, there are often for sale by owner ads too.</p>
<p>6. Use your social network. Tell your friends that you are looking to find a for sale by owner home and if they know of one to please pass along the information. It is surprising how often someone in your circle may know of a home that is not even on the market yet. You may get first dibs. If you have a Facebook, MySpace or other social networking account, make a mention that you are looking for a FSBO home.</p>
<p>7. Contact a real estate agent. Some FSBO owners will be willing to co-op with real estate agents and agents will often be aware of such listings.</p>
<p>8. Check the MLS or Multiple Listing Service because many owners will pay the flat fee to list their home there for the added exposure it brings.</p>
<p>By taking such steps you will be well on your way to finding every FSBO home in the market you are looking to buy in. These are great ways to find a good deal. Just be sure that you involve a real estate lawyer so that you have all your bases covered and you haven&#8217;t missed anything vital in the transaction.</p>

			<content:encoded><![CDATA[<p>You have decided to list for sale by owner, or fisbo, or FSBO &#8211; however you pronounce it, and you&#8217;ll need to know a ball-park estimate of what this will cost you. Below you will find a list of costs of selling a home in this current market.</p>
<p>The actual cost depends on plenty of ever-changing variables, but let&#8217;s make it simple. We&#8217;ll make a list of the most realistic expenses when you sell your own home.</p>
<p>First, let&#8217;s take a look at the pre-listing expenses:</p>
<p>Inspection Report: $150-$300 (optional)<br />
You may think about hiring an inspector to look over your house and make sure it is salable. This is completely optional but more times than not buyers greatly appreciate this as it saves them the fee.</p>
<p><span id="more-337"></span>CMA (competitive market analysis), AVM (automated valuation model) or Appraisal: $0-$350<br />
Before listing your property it is a good idea to have someone (other than you!) figure out the home&#8217;s value. You can have a local Realtor run a CMA for you, and they will usually provide this for no cost.</p>
<p>You may also get an AVM, and to have this done it usually costs around $30. An AVM is the same pricing model that lenders have been using for years.</p>
<p>You may wish to have a full appraisal done by an appraiser. This is definitely the most pricey way to go, but might also be a great selling tool if the value is close to your asking price!</p>
<p>Next, you will most likely have some ADVERTISING EXPENSES:</p>
<p>MLS (Multiple Listing Service) Providers: $500<br />
By now you probably know of the best for sale by owner sites that have MLS service providers to help you list for sale by owner. For a full service fisbo package we&#8217;ll assume it will cost you a flat-fee of about $500.</p>
<p>Website Expenses<br />
This, of course, is entirely optional, but some companies have pretty good packages that cost around $10 a month and can really help to expose your listing on the web.</p>
<p>Local Newspaper, Craigslist, Etc (Print Ads)<br />
Craigslist is completely free, and you will find a separate section here of people who list for sale by owner. Posting for sale by owner ads in the local papers will end up costing you a few bucks.</p>
<p>Let&#8217;s set aside $100 for generic print ads, although newspapers are currently running some VERY inexpensive ad programs because the economy is getting hit so hard &#8211; as well as the newspaper companies.</p>
<p>Signage<br />
You can get a for sale sign, for sale by owner flyers, open house signs, etc all for about $150 or less if you do your research and find the best companies to order from. This is easily done over the web and some companies even provide free shipping on orders over $50.</p>

<p>Please keep in mind that this is just an &#8216;average&#8217; list of costs of selling a home fisbo and should give you a basic idea of the expenses you can expect when you sell by owner. The biggest expenses for a fisbo, which is typically the real estate commissions and closing costs, can be taken directly out of your proceeds during the closing.</p>
<p>The up-front and out-of-pocket expenses listed above are some of the smaller ones and, compared to hiring a Realtor, can seem relatively inexpensive when put into perspective.</p>

			<content:encoded><![CDATA[<p>It&#8217;s no secret that today&#8217;s real estate market is tough.  Worried sellers are trying to sell their homes themselves.  Home property values are down, and they desperately want to save the cost of a real estate commission, so they try to market their properties as FSBOs (for sale by owner sellers).  Makes sense, right?</p>
<p>Yes, &#8220;if.&#8221;</p>
<p>If you are accustomed to taking responsibility for yourself, have some business sense, have bought and sold homes before, have some time and money to invest in the project, and know and can use the tools and techniques that good Realtors use, then the answer is an unqualified and resounding, &#8220;Yes!&#8221;   You have the right mind set and the ability to actually earn the Realtor&#8217;s commission.  Either the whole commission, or just the part the selling agent would have gotten.  Earn is the operative word here.</p>
<p>So how do good Realtors do it?</p>
<p>Good Realtors start with the basics and work through a systematic, well designed and thought out, integrated, multi-media marketing plan.</p>
<p><span id="more-98"></span>Property Condition</p>
<p>At the risk of alienating new listing clients, good Realtors tell it like it is when it comes to getting a home into shape to show well.  If you plan to be a successful FSBO seller, you need to do this for yourself.  Do one or more rooms need to be painted?  Do carpets need to be shampooed?  Are all door knobs and locks tight, and in good working order?  Does it have &#8220;curb appeal?&#8221;  Is it clean, tidy, uncluttered?  Are closets jam packed, or tidy?  Have any burned out lights been replaced?  If you are smart, you&#8217;ll take care of these sorts of items before your property goes on the market, and keep them in good order.</p>
<p>Price</p>
<p>Realtors who continue to earn a living in down markets are very good at getting their listing clients set realistic asking prices for their properties.  A Realtor friend of mine often asks her clients, &#8220;Do you want to list your property, or do you want to sell your property?&#8221;  Price can make a huge difference in the outcome, and my friend knows that.  A person can put property on the market at any price.  It will not sell unless the price is realistic.</p>
<p>Buyers are out there even in a slow market, but they are VERY price conscious.  In areas where the market is weak, it&#8217;s generally effective to be priced just under the list price of any comparable home that&#8217;s for sale in your neighborhood AND a bit lower than the recent &#8220;sold and settled&#8221; comparable properties in the neighborhood.  Time and again, I&#8217;ve seen people make the mistake of coming in with a price above those things.  The property lingers on the market.  They lower the price again and again, but if they&#8217;re just behind neighborhood prices and the market prices continue to go down, they &#8220;follow the market down&#8221; without making a sale even though they&#8217;re lower than what would have sold a few weeks or months ago.  Try not to let that happen to you.</p>
<p>Internet Marketing</p>
<p>Realtors put information about the homes they hope to sell in their local, Realtor multiple listing service (MLS), and on the Internet.  The best ones see to it that full information about price, number of bedrooms, number of baths, number of garage spaces, size and location of lot, plus interior and exterior photos, and what makes the property attractive appear on the Internet.  You need to do the same.  There are several really good online MLSs for FSBO sellers and buyers.  Use one or more of these sites, and take advantage of all the bells and whistles (many photos, captions under the photos, a place for descriptive text, map to your property, hit counters, a unique web address for your property, etc.) they offer.  Today, approximately 70% of home buyers begin their search online.</p>

<p>Standing at your yard looking at your house, you think to yourself, you are going to sell the house but would you just do it yourself or hire an agent? Think, consider, and assume.</p>
<p>Apparently, when you have an agent or broker, about 3-4% of the sales price goes to them, for after all they did their part of the job. But, that could mean money getting out of your pockets or wallets and fat bank accounts, right? Plus there is a global financial crisis, deny it or accept, that even the well-off families and companies along with big corporations are forced to thrift if they want to keep their business running. Finally after a day or two of reconsidering, you have decided to get yourself a buyer without the help of a broker or an agent. Now, the big question is &#8211; How? That&#8217;s what we are here to find out.</p>
<p>Often the first steps are fundamental and basic to house selling and even home renting. To be visible to a community of buyers, why not do promotional activities or ads?</p>
<p><span id="more-96"></span>Get creative. It can be posters or flyers! But if you are a simple fellow, why not get a piece of plywood and fetch a big can of red paint and a few paintbrushes? Place there that your house if for sale and put your contact details &#8211; your number and for whom to look for. Make that sign however, pleasing and professional to the scrutinizing eyes of your customers and onlookers.</p>
<p>Get yourself into the MLS or the Multiple Listing Service which connects various real estate agents. They can get you buyers too, however it can cost several of hundreds of dollars. Big money? Not really when you compare it to the price that you will be paying when you have a real estate agent.</p>
<p>In Economics, the aggregate supply and the aggregate demand are always hand in hand. In Quick Home Sale, these are also always together. Lucky you if there are many buyers but few homes for sale in the community. Of course, the pricing must be accurate. Never overprice your house. <p>Negotiation is a way to good business. You will encounter a lot of buyers trying to ask for lower prices, talk it over, and if ever you are alright with the price they are negotiating with you, close the deal.</p>
<p>Lastly, get an attorney to manage the workload like contracts and traditional fees that both parties &#8211; the seller and buyer attends too.</p>
<p>All in all, quick home sale without the real estate agent when you know how to cope with the job works well enough, though it may require patience and the likes, at least in the end; you manage to save important money.</p>

<p>You need to start by preparing your home for sale. This would mean fixing everything that needs fixed around the house and giving all areas of the house a new and fresh look. <p>So, here are 7 tricks to help you sell your house, gleaned from the conversations of those that came, saw, bought, or rejected for sale by owner properties in the last few years. <p>De-Clutter<br />
Nothing conveys space like an uncluttered room! Clear the all rooms of any furniture you can do without.
